conservatively structured investments enabling the Company to manage
marketplace volatility while maximizing value. City-Core’s real estate
management philosophy is disciplined with focus on the following parameters:
• Acquisition at a Low Cost
Basis. City-Core has an excellent
track record in the identification and acquisition of opportunistic real estate
investments. City-Core has an
established network and strong connections in the target markets we focus on in
the Western region of the US. This allows City-Core to have access to deal flow
whereby acquisitions may potentially be made at or below replacement
costs. City-Core’s disciplined
approach to closing transactions quickly and efficiently provides it with a competitive
edge that is often compelling to sellers of real estate, thus providing the
City-Core with a competitive edge over other buyers.
• Conservative
Financing. City-Core is
experienced at obtaining attractive financing without the need for the services
of costly financial intermediaries. City-Core’s management has extensive
experience in both debt and equity capital markets.
• High Quality Design and
Construction. City-Core has an established reputation for excellence in design
and construction management with respect to its properties
• Entitlements. While
City-Core does not generally take entitlement risk, the Company has an
established track record in securing the broadest array of permitted uses and
necessary approvals required by various governmental authorities.
• Tenant Diligence.
City-Core places great emphasis on the credit strength of its tenants and the
proper market positioning of its buildings. City-Core continually attracts high
quality tenants that enjoy the convenience and accessibility of buildings with
a mixture of uses.
